Rezumat/Abstract. Urban regeneration has evolved from physical reconstruction and urban expansion towards integrated strategies addressing economic, social, environmental, spatial and institutional challenges. This paper examines the main factors influencing the initiation and success of regeneration processes, focusing on sustainable development, economic revitalization, social cohesion, environmental performance, spatial planning, heritage conservation, community participation and governance. Attention is given to the role of public-private partnerships, local communities, cultural and creative industries, technological innovation and adaptive reuse in shaping resilient urban environments. The analysis also considers the influence of economic decline, deindustrialization, social exclusion, real-estate dynamics and contextual crises on establishing the regeneration priorities. Beyond the physical renewal of urban areas, regeneration may contribute to strengthening the local economies by creating employment opportunities, supporting entrepreneurship, attracting investment and fostering resilient local economies based on proximity and functional diversity. The paper presents a comparative analysis of successful regeneration projects showing how integrated, place-sensitive and long-term strategies can balance economic development, social equity, environmental sustainability and preservation of the local urban identity.
